Group's philosophy is to be flexible in order to capitalize on an
opportunity within the cycle. However, the most critical element is,
and will always be, to acquire the asset or land at the right price.
The Rising Real Estate Group's primary objective is
to create capital appreciation for its investors through real estate
investment and operation. We accomplish this by utilizing our unique
relationships within the real estate community to identify and acquire
real estate assets that will provide substantial, above market returns.
The Rising Real Estate Group then utilizes its expertise to enhance the
asset's value through repositioning and/or development, diligent asset
and property management, and aggressive leasing and marketing.
Our philosophy is rooted in the belief that real
estate markets are consistently transitioning and therefore constantly
provide opportunities for attractively priced acquisitions -- even in
top tier markets or strong second tier markets. Our strategy is to
focus on opportunities that present one or more of the following
characteristics:
An out-of-favor asset due to age, condition
or size;
An opportunity for aggressively leasing
and/or managing the asset;
A motivated or distressed seller;
A quality asset priced below replacement
cost;
An asset which presents a repositioning
opportunity in its market; or
An asset which presents entitlement or
development opportunity for value enhancement.
